Wake up to my alarm and calculate how many times I can get away with pressing the snooze button.
Do the daily Wordle to get the brain ticking over.

Call a client in Australia to discuss completion dates on their property purchase.
8:00 am
Commute to work and convince myself that I will actually read my book this morning but end up spending the whole journey dealing with work emails and mindlessly scrolling through Instagram.
At least I will have a clean 'ish' slate when I get into the office although sometimes the volume of emails that can arrive in a short space of time in the world of conveyancing is a sight to behold!
9:00 am
Quick breakfast meeting with buying agents. It is always good to catch up on how the market is moving from both sides of the coin. Buying agents typically get busy before us with referrals filtering through to us a few weeks later.
9.30 am
Arrive at the office. It is great to see it is busy. Mishcon are flexible with remote working, but more and more people are choosing to come into the office regularly over working from home. It is nice to see the team and catch up with everyone. We hot desk so will quite often have different 'roomies'.
10:00 am
Microsoft Teams call with clients, buying agent and surveyor to run through potential options on a beautifully renovated Grade II listed house in Prime Central London which has a number of listed building and planning breaches (a common issue!). We decide on a way forward that the client is happy with which includes bringing in our planning team to advise. A great thing about Mishcon is that people in different departments are always keen to pitch in whenever needed.

In house training and knowledge sharing session.
We have an amazing Knowledge Lawyer who keeps us current on all things property related. Today our focus is on the property lawyer's new favourite piece of legislation, the Building Safety Act. It seems that many smaller firms are now steering away from dealing with leasehold property because of the raft of additional legislation that applies. It is complicated but thankfully the Mishcon Academy ensures that we are kept up to date.

Catching up with an influx of emails which arrived during training.
2:50 pm – 3:00 pm
Hunt down my colleague's dog who is in the office today for some cuddles and seriously consider suggesting a puppy therapy event to the events team at Mishcon.
3:00 pm – 3:30 pm
Get primed to act by a client who is hoping to agree a £25 million purchase with a same day exchange…very exciting!
5:30 pm
Get back to the Report on Title… it is going to be a long night!
9:00 pm
Get the Report out and stop by my favourite post-work bar to join colleagues who escaped the office earlier for a quick glass of wine before starting it all over again tomorrow!
