Real Insights - EPCs and MEES: Changes on the Horizon

In our latest Real Insights video, Louie Buckland looks at the significant changes on the horizon for Energy Performance Certificates (EPCs) and Minimum Energy Efficiency Standards (MEES) as outlined in recent Government consultations.

These changes are vital for reducing the built environment's 25% contribution to the UK's greenhouse gas emissions and achieving the net zero target by 2050.

Key points include:

EPC Updates:

  • Introduction of multiple metrics for better energy assessment.
  • Changes to the EPC validity period to reflect building upgrades.

EPC Requirements:

  • Possible need for a valid EPC throughout the lease term.
  • Possible inclusion of all listed buildings in the EPC framework.

Enforcement:

  • Plans to enhance enforcement measures.

MEES Consultation:

  • Proposal to raise the minimum energy efficiency grade.
  • Increase in the landlord's cost cap and exemptions for improvement costs.

These proposals, if implemented, will significantly impact property owners, who must prepare for the evolving energy performance landscape.
